Our westside truck stages right off Hwy 217. Cedar Hills, Aloha, Tigard, Lake Oswego, and most of Beaverton are inside 15 minutes. We don't make you wait for a Portland-side crew to fight cross-town traffic.
Cedar Hills, Sylvan, and the West Hills hit freezing first. Older homes with daylight basements and uninsulated rim joists see the worst burst-pipe damage in the metro.
The valley floor stays saturated through April. Tigard, Lake Oswego, and west Beaverton homes built before 1985 commonly see groundwater pushing in around the slab and through cracks.
A lot of westside housing stock is 1990–2005. Their PEX-A and CPVC fittings are now reaching end-of-life — usually showing as a slow stain at a ceiling joint.
Westside lots have larger lawns. When sprinkler systems develop a backflow leak, water tracks under foundations toward basements. We see this every July/August.
